Application

Underground parking

Tyre blackening, oil drips, ramp shear and constant damp. Needs high-build build-up with UV-stable topcoat and proper slope detailing.

What this floor has to withstand

Understand the failure mode before choosing a system.

  1. 01

Tyres blacken plain coatings and dripping oil softens them where cars park for years.

  2. 02

Ramps and turning areas stay wet in rain; a smooth floor there is a safety hazard.

  3. 03

Underground slabs stay damp all year; coatings that trap moisture blister and peel.

  4. 04

Ramps, lanes, parking bays and fire lanes all need clear marking that stays visible.

Recommended coating systems

Selected by duty — there is no universal system, only the one that fits.

Waterborne polyurethane mortar system

Build-up
Waterborne polyurethane primer → polyurethane mortar → textured polyurethane topcoat
Typical thickness
Typically 4–6 mm

Built for the hardest corners of the garage: ramps, turning areas and permanently damp slabs where epoxy would struggle.

Products in this system

Standard application sequence

The same floor with the same materials can last years longer when the work is carried out carefully. The six steps below are our standard sequence for epoxy floors: what each step does, to what standard, and what we check on handover. For your workshop we fine-tune the number of layers and the thickness to the actual loads, chemicals and shutdown window.

  1. 01

    Substrate preparation

Grinding and degreasing; oil stains are removed properly, cracks and holes repaired before coating. Oil contamination concentrates in parking bays and ramps, where a dedicated degreaser plus local grinding down to sound concrete is used.

  2. 02

    Primer sealing

The primer seals capillaries and anchors the system to the slab — the step that decides whether the floor peels later. Once it sets, the sheen is checked for uniformity: dull patches mean the slab is absorbing too fast, and those spots get a second local coat.

  3. 03

    Mortar and filler

Mortar levels the slab and adds strength; the filler coat closes pinholes for a smooth top. Falls towards drains and ramps are shaped in the same pass so no standing water is left.

  4. 04

    Topcoat application

Self-levelling or trowelled topcoat, with a textured finish in ramps and turning areas for grip. The topcoat is applied bay by bay; lanes and bays can take different colours, with extra anti-slip texture at turning radii.

  5. 05

    Marking and handover

Bays, lanes and fire lanes are marked in contrasting colours, then the garage is handed over area by area. The marking paint comes from the same system as the floor for matched adhesion, and every zone gets a visual and adhesion check before handover.

Garage ramps and lanes

Ultra-abrasion textured topcoat laid while the garage stayed in use; lanes marked the same week.

Full garage floor

Dense grey coating across the whole garage with colour-coded zones for orientation.

Parking bays

Bays finished with clean lines and wheel stops; oil drips wipe off without staining.

Representative projects

A selection of projects delivered by the group.

  • China Merchants Cuican Mansion

Flooring for basement traffic lanes, parking bays and indoor common areas. Lanes and bays are colour-zoned, with a wear-resistant, easy-clean surface delivered in a single pass to the property handover standard.

  • Poly Developments HQ epoxy flooring framework

A qualified supplier in Poly Developments' group HQ epoxy flooring framework for four consecutive years (2021–2024), supplying materials to multiple property projects under the group with unified quality and service standards.

  • China Resources Land East-China dry-shake flooring framework

Qualified since 2022 for CR Land's East-China dry-shake flooring framework, covering both dry-shake hardened floors and the matching coating systems that follow.

  • China Merchants (Shanghai) flooring materials framework

Annual framework supplier of flooring materials to China Merchants (Shanghai) for 2021–2023, organising nearby supply and technical service project by project.

  • Long-term real-estate clients

Outside single tenders, our flooring materials have gone into residential and mixed-use projects of China Resources, Greentown, Vanke, Hopson, Country Garden, Seazen, China Overseas Land, Longfor, Gemdale, CIFI, Fosun Property, New Hope and R&F — mostly garage and common-area floors, where the handover standard is set by the property group.

  • Group double-package frameworks

Under "double-package" frameworks — where one supplier takes both materials and application — we serve group clients including China Merchants Shekou, China Resources Land and Grand Joy Holdings. One contract, one party accountable for quality and schedule.

  • Infrastructure and engineering frameworks

Infrastructure and engineering groups — China Railway Construction Engineering Group, CCCC Investment and Pearl River Industrial among them — also buy flooring on group frameworks, where the floor has to fit a fixed construction sequence and handover date.

Common questions

What buyers ask most when specifying a floor coating.

Will tyre marks ruin the floor?

A dense, well-cured coating resists blackening; where it does appear, routine cleaning removes it. Textured topcoats in traffic lanes reduce the polishing effect that makes marks permanent.

Learn more
How do you keep the ramp safe in rain?

Ramps and turning areas get a textured anti-slip finish instead of a smooth one; the surface keeps its grip when wet.

Learn more
Our slab is always damp — will the floor blister?

Moisture is exactly why plain coatings fail in basements. We check the slab first; where damp is permanent, the waterborne polyurethane mortar system is the safe choice.

Learn more
Can the work be done while the garage stays open?

Yes — zone by zone. We close one section at a time, hand it back cured, and keep the rest parking as usual.

Learn more
What about engine oil dripping on parking bays?

The cured surface resists oil; drips are wiped away during routine cleaning without leaving stains.

Learn more
Do you also mark the lanes and fire lanes?

Yes. Lanes, bays, arrows and fire-lane hatching are marked in contrasting colours as the final step, in the same programme.
